Matching the supply of homes with the demand from households

We aim to ensure that the supply of homes in the district can meet the demand from local households. The number of households in the district is growing. By 2031 it is estimated that there will be 42,000 more households than there are now.

To meet this growing demand, we have set ourselves a target of enabling 1,600 new homes to be built each year.

We must also assess what types of new homes are going to be needed, based on population change. We know that the percentage of older people in our local population is growing, and that there are more small households. This means we need to increase the supply of homes suitable for and attractive to these types of households.

Where will new homes be built?

There are locations identified for new homes across the district. Most new homes will be built in and close to:

• Wakefield city centre
• Normanton
• Knottingley
• Featherstone
• Pontefract
• Castleford
• and in the southeast of the district

More new affordable homes

The Council works with Registered Housing Providers to support the construction of new affordable rented homes in the district. This is made possible with the support of funds from the National Affordable Housing Programme.

Additionally, the Council uses its planning powers to secure affordable rented homes in private housing schemes. Our goal is for 30% of all new homes built in the district to be affordable.
